Letting fees
All that we require is a deposit, which consists of one months’ rent and is protected through an insurance-based scheme.
FAQs
We will ask for your address history for the last three years and complete a credit check on each individual tenant (over 18 years of age). We will also request a reference from your existing landlord or Letting Agent as well as a written reference from your employer. We may also ask for three months’ bank statements, particularly if you are self-employed.
The deposit is equal to a months’ rent and is returned at the end of your tenancy, subject to the property being left in good condition. Your deposit will be held in an approved government deposit scheme for the duration of your tenancy.
You cannot have a pet unless agreed in writing with us and your landlord.
The lease you sign will be an Assured Shorthold, which means that you can stay in the property for the period of the lease (provided you meet all the obligations of the lease). If the landlord wishes to end the tenancy you will be given two months’ notice to quit the premises.
If there is a maintenance issue in the property, please telephone us or report here at the earliest possible opportunity in order to minimise any problem that could subsequently arise.
We will conduct regular inspections on behalf of our landlords to ensure the property is not in need to repair, that the tenant is looking after the property and discuss any problems. Advance notice will always be given.
All properties are strictly no smoking. Smoking inside the property will put you in breach of your tenancy agreement and will result in your tenancy being terminated and/or significant cleaning and decorating costs.

We will contact the relevant contractor and dependent upon the nature and urgency of the problem, will respond accordingly.
In the event of a problem outside of office hours, we would first ask that you consider whether this is an emergency. In most cases, it is not and can be dealt with first thing in the morning. Please consider whether we can actually help during this time.
If it is an emergency, please call 07827 127773 and we will do our best to assist you.
We ask that you take simple precautionary measures to prevent any additional problems such as turning off water at the stopcock and/or isolating electric or gas supplies at the mains where required.
