Mr & Mrs Carr approached Brian Marshalls as first time landlords, having never had any previous personal experience of letting property. They came to us through a family recommendation and had two properties, both in different situations, they asked us to act as Agent for. One property they were purchasing and had long-term existing tenants, the other was empty and needed some renovating before being ready to let.

How we responded
We arranged to visit Mr and Mrs Carr’s first property, which they were still in the process of purchasing, and met with the existing tenant, who had lived at the property for over 10 years. For tenants, having their home go through a sale and the thought of having a new landlord and managing agent can be daunting. We were able to reassure the tenant and mutually agree a fair new rent, along with ensuring all certification was up to date ahead of providing a new Tenancy Agreement once the sale was complete.
Mr and Mrs Carr’s second property was in need of a little renovation before it was suitable for letting. We were able to ensure this was a quick process through our trusted Contractors and that certification was up to date before a tenant was quickly put in place.
